From 12.06.2024, the logic for calculating the amount of the sale by offset has changed. Instead of the nominal interest rate on the credit, the offset interest will be calculated at the nominal interest rate on the loan minus 1%.
The offset feature allows you to reduce your mortgage interest costs and actually earn a much higher return than any other type of deposit.
Interest is accrued on the balance of funds placed in the account, not exceeding 80% of the principal amount of the borrower's existing credit debt for the relevant period. Interest is not accrued on the balance in excess of this amount.
alculated as follows: For example: you want to buy an apartment, and you need a mortgage from Basisbank in the amount of 80,000 GEL at 10.5% (effective - 11.33%). At the same time, you have the opportunity to deposit 80% of the credit amount - 64,000 GEL for a certain period of time, during this period you will receive a benefit from the specified amount, nominal interest on the credit in the amount of minus 1% of the nominal interest on the credit. As a result of calculating the interest accrued on the credit, you will save an average of 516 GEL per month using the offset function from 1086 GEL to be paid every month!
